What percentage of my marketing budget should I allocate for online marketing?

Monday, March 22nd, 2010

I have a writing and editing services company, and we currently have $4500 of our operating budget. We are planning to do direct mail marketing, advertisements in trade journals, and online marketing (pay-per-click, e-newsletters, etc). How much of my marketing budget should I allocate for online marketing?

You can test how well PPC works for you with a very short test, $100-$200.

I recommend going with Google/Yahoo Paid advertising for it’s wider audiences.

Create your most compelling ad copy and target popular keywords in your space.

Implement the conversion tracking code provided by Google / Yahoo on your "thank you" / sales lead page.

You’ll be able to determine the ROI of PPC within a short time, and short spend.

Hope this helps!

Flipping Houses?

Monday, March 22nd, 2010

I recently have become interested in flipping houses (like on TLC and A&E). Does anyone know the procedures for flipping, or where I can find info on it.

"Flipping" is generally discouraged for the general investor…you get taxed a high rate on captial gains that you would have to get some very good appreciation to break even. "Flipping" generally works best for real estate agents.
For the rest of us, a buy and hold for one year is what we can expect, preferably on a pre-construction home for maximum appreciation potential, but be prepared to tie up a deposit for a year.
If you can’t consider a new construction, older homes are not a bad choice for a quick turnaround…via fixer uppers. Some people make their living buying a dumpy home in a good neighborhood, acting as the project manager to fix it up, resell, then move onto the next project. If you enjoy this lifestyle, you can probably make a good living after 4 resales.

Real estate?

Monday, March 22nd, 2010

Currently I am a mortgage loan underwriter for a huge financial institution. I want to maybe become a real estate agent. My aunt is making killer money. Now is there any way not to take the class and take the test since I already know a lot of real estate? Or what exactly is the whole process to make this career change?

Depends on the licensing requirements in your state. Check with the Department of Real Estate for their requirements. Most states require some basic courses, but there may be exemptions or partial exemptions for experience in the field. The only exception in California is that licensed attorneys, regardless of their field of practice, can go straight to the Broker level exam. Afterwards, most states also require a certain amount of continuing education for license renewal at either the Agent or Broker level…so you might as well get used to taking classes…and who knows, despite all your experince, you may learn just the thing you needed to know…

North Myrtle Beach Home located on the first row

This property is all about the location.

This 3-bedroom, 2-bath cottage style beach home is located on the front row, directly on South Ocean Blvd in North Myrtle Beach, SC. It is very conveniently located only steps away from a new public beach access with showers and restrooms.

Upstairs, the home features 2 bedrooms and a full bath, full kitchen, and living room with fireplace and room for a dining table. Additionally, there are two porches on the home. On the front, the screened porch runs almost the entire width of the home. On the back, a smaller screened porch, just off the kitchen and overlooking the large backyard, includes eating and grilling areas, as well as a fireplace.

On the ground floor, the home has a 3rd bedroom, with its own separate access, and a 2nd bathroom, which includes the laundry.

All furnishings are included in the sale of this property. This includes the living room and bedroom furnishings, the dining table and chairs, the porch furniture, and all of the televisions (1 in each bedroom, plus the den). All of the appliances go with the sale of the home too.

This home has it all a convenient location, plenty of room, and the amenities for year-round living. It would make a great beach getaway, incoming producing rental, or both.

Now for the best part This home, which sold in 2006 and 2007 for over $1,000,000 and is currently assessed at $1,086,000, is available at online auction only with a starting bid of just $300,000. This property WILL BE SOLD to the highest bidder.

What are the best online real estate courses that are legitimate? For someone who is new to this industry.?

Monday, March 22nd, 2010

I am interested in changing careers. But, can not afford to attend a school because I need the money to support my family. But, want to enter the real estate field. There are so many schools that advertise online about obtaining degrees and certificates. However, I wanted to know what online schools or courses that are best for the working individual who can’t afford to quit their job to attend a school for a career change? Please help. By the way, I am in Connecticut but, have plans to move this summer to Texas. Do the real estate rules change or are different from state to state?

Real Estate is a good career but as is the case in most industries, you have to work to realize success. Each state has it’s own requirements for licencing and I suggest you check with a local broker in order to determine what exactly the criteria in Connecticut is. The information you need is available through your Department of Consumer Protection at: http://www.ct.gov/dcp/cwp/view.asp?a=1622&Q=287752&PM=2 Additional courses can be taken at CE Network http://www.cenetwork.com Getting into the business isn’t cheap but the rewards are indeed worth it. Good luck with your new career.
